Builder Loan Second Opinion

Before You Change Your Purchase Contract, Get a Second Opinion.

Builder-affiliated lenders can offer real incentives — but qualification guidelines, debt-to-income limits, and program options vary significantly from lender to lender. A loan declined by one lender may still be approvable through another. As an independent broker, we look at your file across many sources.

Why a Second Opinion Helps

Same buyer, same income — different answer.

New-construction timelines move fast, and a single lender's overlay can stall an otherwise solid file. We're not here to replace your builder's incentives — we're here to make sure you've seen every path before you walk away from a home you want. The review is free and there's no obligation.

Common reasons a builder's lender says no

  • Debt-to-income ratio over their limit
  • Down payment shortfall
  • Credit score just under their cutoff
  • Self-employment income
  • Commission or overtime income
  • RSU / equity compensation
  • Foreign national buyers
  • ITIN borrowers
  • Jumbo loan size

Programs we can bring to the table

  • Conventional & High-Balance
  • Jumbo financing
  • FHA & VA
  • Bank Statement loans
  • Asset Depletion
  • DSCR (qualifies on the property)
  • Foreign National programs
  • ITIN loans
  • Full range of Non-QM options
Denied by the Builder’s Lender?

Why One Lender Says No — and Another May Say Yes

A builder’s preferred lender is one option, not the only one. A decline usually reflects that lender’s pricing, rules and programs — not a final answer on whether you can buy the home.

1. Incentives can raise the rate

Builders often offer closing-cost credits or rate buydowns when you use their preferred lender. To help fund those incentives, the loan may be priced with a higher rate or more lender compensation. A higher rate means a higher payment.

2. A higher payment can break your DTI

Every loan has a debt-to-income limit, commonly 43%–50%. On a borderline file, even a small rate increase can push your DTI over the line and turn an approval into a decline. The same buyer at a better rate may qualify.

3. Lender overlays differ

Lenders add their own rules on top of FHA, VA and Fannie/Freddie guidelines — minimum credit scores, reserves, self-employment documentation. Another lender may not have the overlay that stopped your file.

4. The right program may not be offered

Self-employed, 1099, ITIN and recent-credit-event buyers often need bank statement or other Non-QM programs that a builder’s lender may not offer.

Compare the whole package, not just the incentive

Ask the builder’s lender for a Loan Estimate and get one from us. Compare the rate, APR, points, lender credits and the builder incentive side by side. Sometimes the incentive is worth it; sometimes a lower rate without it costs less over time. Incentives are often tied to using the builder’s preferred lender, so ask the builder in writing what you would keep or give up before you switch.

Builder Loan Questions

The builder's lender declined me. Can another lender approve me?
Often, yes. Lenders differ in pricing, debt-to-income limits, overlays and programs. We review your file across our lending partners to see whether there is a path to approval before you give up the home or your deposit.
If I use a different lender, will I lose the builder's incentive?
Possibly. Many incentives require the preferred lender. We help you compare the full cost of both options so you can decide with real numbers, and we recommend getting the builder’s incentive terms in writing.
Will you pull my credit?
No credit pull is needed to start. We begin with the basics on your purchase and where things stand with the builder’s lender.
How fast can you review my situation?
New-construction timelines move quickly. We typically reach out within 2 business hours during business days.

SI MTG is an independent mortgage broker and is not affiliated with any home builder or builder-affiliated lender. A second opinion does not guarantee loan approval, and a loan declined by one lender may not be approvable elsewhere. All loans are subject to credit approval, lender guidelines, income and asset verification, and property qualification. Builder incentives, where offered, may be tied to the builder's preferred lender — review your purchase agreement before making a decision.
